Important: By creating an account or using Domara, you agree to these Terms in full. If you do not agree, please do not use the platform.

1. About Domara

Domara is an online rental listing platform that connects landlords advertising residential properties with renters looking for a home. Domara acts solely as an intermediary โ€” we do not own, manage, inspect, or guarantee any property listed on the platform. We are not a party to any tenancy agreement, holding deposit arrangement, or financial transaction between landlords and renters.

By using Domara you acknowledge that any rental agreement, deposit, or payment you enter into is directly between you and the other party, and that Domara bears no liability for those arrangements.

2. Eligibility

  • You must be at least 18 years old to register and use Domara.
  • You must provide accurate, truthful information when registering.
  • You may only hold one account. Creating multiple accounts to circumvent a suspension is prohibited.
  • By registering, you confirm you have the legal capacity to enter into a binding agreement.

3. Account Security

You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. If you suspect unauthorised access, you must notify us immediately. Domara is not liable for any loss or damage arising from your failure to keep your account secure.

4. Landlord Terms

4.1 Eligibility to List
To list a property on Domara, landlords must complete an onboarding process and have their account approved by a Domara admin. Approval requires submission of identity information and payment of the applicable tier subscription fee.

4.2 Listing Tiers
Domara offers three landlord subscription tiers. Fees are paid manually via the accepted payment methods and confirmed by admin.

4.3 Listing Rules

  • You may only list properties you have the legal right to advertise for rent.
  • All listing details โ€” address, price, photos, bedrooms, bathrooms, amenities, and description โ€” must be accurate and not misleading.
  • Photos must be of the actual property. Stock images or photos of a different property are prohibited.
  • The listed rent price must be the actual price charged. Hidden fees not disclosed in the listing are prohibited.
  • You must not discriminate against applicants on the basis of race, ethnicity, religion, gender, disability, family status, or any other protected characteristic.

4.4 Listing Duration & Renewal
Listings automatically expire at the end of their tier duration and are removed from public search. Expired listings can be renewed through the renewal page. Domara reserves the right to remove any listing that violates these terms without refund.

4.5 Fees & Refunds
All tier fees are non-refundable once your listing has been approved and published. If your onboarding application is rejected, you will not be charged. Domara reserves the right to update tier pricing with reasonable advance notice.

5. Renter Terms

5.1 Free & Paid Plans
Renters can browse listings for free. Premium renter features are available through paid plans:

5.2 Application Fee
Applying to certain listings requires a $75 application fee paid to Domara. This fee is fully refunded if you complete a tour but do not move in. If you move in, the fee is deducted from your first month's rent. The fee is non-refundable if you cancel before completing a tour without a valid reason.

5.3 Holding Deposits
Some landlords may request a holding deposit to reserve a property. Holding deposits are arranged directly between renter and landlord. Domara may facilitate tracking of deposit status but is not responsible for the safekeeping, terms, or refund of any holding deposit. Always get written confirmation of deposit terms before paying.

5.4 Renter Responsibilities

  • Provide accurate personal information when applying for a property.
  • Do not make speculative or fraudulent applications.
  • Conduct your own due diligence on any property before signing a tenancy agreement.
  • Domara does not verify listing accuracy โ€” inspect any property in person before committing financially.

6. Payments

Domara currently accepts payments via Cash App and Gift Card. All payments are manually verified by a Domara admin and you will be notified once confirmed, typically within a few hours. Domara does not store payment card numbers or sensitive financial credentials. Payment screenshots are stored securely and used only for verification purposes.

Domara does not process rent payments between landlords and renters. Any direct financial arrangement between landlords and renters is entirely outside Domara's responsibility.

7. Messaging

Domara provides in-platform messaging between landlords and renters. You agree not to use messaging to send spam, harassment, threats, or unsolicited commercial content. Domara reserves the right to review messages where abuse is reported and to suspend accounts found to be in violation.

8. Prohibited Conduct

  • Post false, misleading, duplicated, or fraudulent listings
  • Impersonate another person or misrepresent your identity
  • Harass, threaten, or abuse other users
  • Attempt to circumvent the platform's verification or approval processes
  • Use automated tools to scrape, copy, or harvest platform data
  • Attempt to hack, disrupt, or interfere with the platform's infrastructure
  • Use the platform for any illegal purpose
  • Solicit renters or landlords off-platform to avoid Domara's fee structure

Violations may result in immediate account suspension or permanent ban without refund.

9. Intellectual Property

The Domara name, logo, design, and all platform content created by Domara are protected intellectual property. You may not reproduce or redistribute them without written permission. By submitting listing photos or descriptions, you grant Domara a non-exclusive licence to display and promote that content on the platform while your listing is active. You retain ownership of your content.

10. Disclaimers

Domara is provided "as is". We do not guarantee the accuracy of any listing, that listings will result in a successful tenancy, uninterrupted platform access, or that users will honour their commitments. Always verify property details independently before any financial commitment.

11. Limitation of Liability

To the fullest extent permitted by law, Domara shall not be liable for any indirect, incidental, or consequential damages arising from use of the platform, including disputes between users, loss of tenancy opportunity, or financial loss from deposits. Our total liability shall not exceed fees you paid to Domara in the three months preceding the claim.

12. Termination

Domara may suspend or terminate any account at any time for violations of these terms, fraudulent activity, or behaviour harmful to users or the platform. Fees paid are non-refundable upon termination for cause. You may close your account at any time by contacting us.

13. Changes to These Terms

We may update these Terms at any time. For material changes, we will notify you via email or in-app notification at least 7 days before they take effect. Continued use after the effective date constitutes acceptance.

14. Governing Law & Disputes

These Terms are governed by applicable law. In the event of a dispute, we encourage you to contact us first to resolve it informally. If unresolved within 30 days, disputes may be referred to the relevant courts of competent jurisdiction.

1. Who We Are

Domara is a rental listing platform. References to "Domara", "we", "us", or "our" mean the operators of the Domara platform. Contact us through the platform for any privacy-related queries.

2. Data We Collect

2.1 Information you provide directly

  • Account registration: Full name, email address, and role (renter or landlord)
  • Profile: Phone number, profile photo, bio, and any other details you add
  • Landlord onboarding: Number of properties, years of experience, and any verification documents submitted
  • Listings: Property address, rent price, photos, description, amenities, and availability
  • Applications: Personal details submitted when applying for a rental
  • Payments: Transaction reference numbers and payment screenshots for admin verification
  • Messages: All messages sent through Domara's in-platform messaging system
  • Tour bookings: Dates, times, and notes associated with property viewings

2.2 Information collected automatically

  • Usage data: Pages visited, searches performed, listings viewed, features used
  • Device info: Browser type, operating system, screen size (for platform optimisation)
  • Session data: Login timestamps and session activity

2.3 What we do NOT collect

  • Payment card numbers or banking credentials
  • Real-time location tracking
  • Government ID numbers (unless voluntarily submitted for landlord verification)

3. How We Use Your Data

  • To provide the service: Running your account, displaying listings, processing applications, enabling messaging
  • To verify and approve accounts: Reviewing landlord onboarding and confirming payments
  • To send notifications: Messages, application updates, listing approvals, account activity
  • Smart features: Smart match alerts use your saved preferences to surface relevant listings (Plus/Premium renters)
  • Fraud prevention: Detecting duplicate listings, fake accounts, and policy violations
  • Platform improvement: Analysing aggregated, non-identifiable usage patterns
  • Legal compliance: Retaining records as required by applicable law

4. Who We Share Your Data With

We do not sell your personal data. We share only in these limited circumstances:

4.1 Other users
When you message a landlord or apply for a listing, your name and messages are visible to that landlord. Listing information is visible to all renters. We do not share email addresses or phone numbers without your consent.

4.2 Infrastructure providers

  • Supabase โ€” database, authentication, and file storage with row-level security controls
  • Netlify โ€” website hosting and serverless functions. Netlify does not access your user data stored in Supabase.

4.3 Legal requirements
We may disclose data if required by law, court order, or to protect the safety of Domara users.

4.4 Business transfers
In the event of a sale or merger, user data may be transferred. We will notify you in advance if this occurs.

5. Data Security

  • All data is transmitted over HTTPS (encrypted in transit)
  • Supabase row-level security ensures users can only access their own data
  • Admin access to sensitive data is restricted to verified Domara administrators
  • Payment screenshots are stored in private, access-controlled storage

No system is completely secure. We cannot guarantee absolute security and are not liable for unauthorised access beyond our reasonable control.

6. Data Retention

  • Active accounts: Retained while your account is active
  • Expired listings: Retained in the database (not shown publicly) so landlords can renew
  • Deleted accounts: Personal profile data removed within 30 days. Message history and payment records may be retained up to 12 months for legal and dispute resolution purposes.
  • Payment records: Retained for a minimum of 12 months

7. Your Rights

  • Access: Request a copy of the personal data we hold about you
  • Correction: Update inaccurate information via profile settings or by contacting us
  • Deletion: Request deletion of your account and data (subject to legal retention requirements)
  • Portability: Request your data in a portable format (JSON or CSV)
  • Objection: Object to certain uses of your data such as analytics
  • Withdraw consent: Where processing is based on consent, you may withdraw it at any time

Contact us through the platform to exercise any of these rights. We will respond within 30 days.

8. Cookies & Local Storage

  • Essential cookies: Set by Supabase to maintain your login session. Strictly necessary โ€” cannot be disabled without breaking the platform.
  • Local storage: Used to remember preferences (e.g. search filters) between sessions.

We do not use advertising cookies, third-party tracking cookies, or analytics that identifies you personally.

9. Children's Privacy

Domara is not intended for anyone under 18. We do not knowingly collect data from minors. If you believe a minor has registered, contact us immediately and we will remove their account and data without delay.

10. Third-Party Links

Domara uses Zillow data for property autofill. We are not responsible for Zillow's or any other third party's privacy practices. We recommend reading their policies before providing personal information.

11. Changes to This Policy

We may update this Privacy Policy from time to time. For material changes, we will notify you via email or in-app notice at least 7 days before they take effect. The "Last updated" date at the top always reflects the most recent version.

12. Contact & Complaints

For questions, concerns, or complaints about how your data is handled, contact us through the Domara platform. We respond within 30 days. If you are unsatisfied, you may have the right to lodge a complaint with the relevant data protection authority in your jurisdiction.
